More South Floridians ready to buy homes

More South Floridians say they’re likely to buy a home in the next year, according to two new surveys.

In a survey by TD Bank, more than a quarter of those polled in Broward, Palm Beach and Miami-Dade counties who bought a house in the last 10 years said they are ready to shop again, the survey found.

Twenty-eight percent of the respondents surveyed between Jan. 26 to Feb. 3 said they are very or extremely likely to purchase a home in the next year or so, compared with only 9 percent in 2014 and 11 percent in 2013.

This year’s South Florida survey of 159 people was part of a national poll of 1,450 consumers who purchased a home within the past 10 years. The margin of error for both the local and national surveys was 2.6 percent, TD Bank said. The global research company Vision Critical conducted the poll.

South Florida house sales, prices rise in June

June brought more stability to South Florida’s housing market, even as home price increases slowed.

Broward County’s median price for existing single-family homes last month was $280,000, up 6 percent from a year earlier, the Greater Fort Lauderdale Realtors said. There were 1,425 homes sold, a 5 percent increase from June 2013.

In Palm Beach County, the median price hit $295,025, 6 percent higher than a year ago, according to the Realtors Association of the Palm Beaches. There were 1,636 homes changing hands, a 22 percent jump.

South Florida house prices up 16.2 percent in March

An index measuring house prices in South Florida increased 16.2 percent in March from a year ago.The Standard & Poor’s/Case-Shiller home price index tracks prices of the same house over time in Palm Beach, Broward and Miami-Dade counties and 19 other metro areas nationwide.Las Vegas led the nation with a 21.2 percent increase in March from a year earlier, according to the index. San Francisco was second with a 20.9 percent jump.While South Florida saw a larger annual gain in March than February, analysts and Realtor board data suggest prices here generally aren’t rising as quickly as they did last year. Price gains in other cities across the country appear to be slowing down as well, David M. Blitzer, chairman of the index committee at Standard & Poor’s, said in a statement.Blitzer cited recent comments from the Federal Reserve about restrictive lending standards hurting the housing market. Blitzer also pointed to Fed comments about student-loan debt keeping first-time homebuyers from jumping into the market.

Smaller house price gains for South Florida in April

South Florida sellers aren’t seeing as big a bump in home prices as they did last year.

Broward County’s median price for existing single-family homes in April was $273,000, up 9 percent from April 2013, the Greater Fort Lauderdale Realtors said Thursday.

In Palm Beach County, the April median was $272,375, just 3 percent higher than a year earlier, according to the Realtors Association of the Palm Beaches.

The percentage increases have slowed considerably in recent months. In 2013, median prices in the two counties were soaring, with year-over-year gains above 20 percent.

“Those days are gone,” said Liz Caldwell, a Fort Lauderdale agent who also sells in southern Palm Beach County. “It’s a more normal market now.”

Homes traditionally have appreciated in value at about 4 percent a year.
